Consider reducing the number of photos - it looks like there are 8 pictures of the living room area just from different angles. Same with the basement. Can you fix/replace the sagging ceiling tiles in basement? And what's that "junk" area in #40? Why is that on display? TBH it doesn't look like you painted the basement, sorry if you did. Picture #37 looks like you had water damage under the window that extended to the carpeted area. Don't know whether it happened, just saying it looks that way.

I think the # has gone down but overall house looks like a fixer upper. A lot to attack. I would definitely get a quote on removing the popcorn ceiling. That would have been a better use of money than dropping the price.

Moving to Las Vegas once it's sold. Interested in starting an informal, free trading group to meet for monthly lunch, hangout if anyone's interested...

#1 lesson learned = do regular maintenance and proactive upkeep on your house vs trying to do dozens of improvements right before selling house. It's been the toughest 2 months of my life, painting inside, hiring handymen and DIY stuff daily for hours. So glad it's finally finished. I made the fireplace myself, the tiling install.

REALLY NICE HOUSE!! Are you sure you want to sell it? I strongly suggest you keep it. It's got a really nice layout and a very practical floorplan.

Overall, it's really good. If I were you, I would do the following:

1. Take out some of the redundant photos of the bedrooms, living rooms and the kitchen especially the one with the ceiling fan. That photo doesn't really show anything. For the remaining living room photos, I would show more windows with more direct views outside. I would open the curtains even to show the views outside because that's the best feature of your rooms, bright and airy with the sun! You described in your description how bright and sunny your house is, why not show it in your photos? For the bedrooms, I would just show the rooms with just the bed, again with the curtains/blinds open to show the views outside and that's it. I wouldn't show the desks and other pieces of furniture, the less clutter the better to make the bedrooms look bigger. And for the kitchen, I would just show a few panoramic photos of the entire kitchen and that's it. Unless you have put in special counters or some special outstanding decorations, I wouldn't include photos with anything in close-up because that tends to make the kitchen look smaller. Specifically, I would take out the second photo with the "3D" in the corner showing part of the kitchen and some of the rooms on the Zillow site; that photo does not show anything and just makes your house look confusing. You want the kitchen to appear big in the photos to make a strong impression. Big kitchen sells! :)

2. I would add some photos with the entrance foyer (the side table) and the loft view to the second floor and the hallway to the back which shows off the depth of the house. To me, those were one of the best views of your house:

These were just screenshots that I took when I was visiting your house in 3D. Your house shows much better in 3D btw. You might want to just take some photos of the 3D views.


3. For the dining room and especially the breakfast nook by the back door, if you can, you should stage it with a simple dining table. Ask your agent to see if they can stage it for you. Majority of the agents do that for free. You don't need to put a really fancy or expensive table, but just a nice simple table with some chairs and decorations to elevate the room a bit more. And again, especially for the breakfast nook, you should definitely take a photo with the view outside. Your eat-in kitchen area has a really nice view. Would be really nice to showcase it. You should take out the photo showing the back door. That photo doesn't showcase your house well and it doesn't really give that much more information. I would take out that photo out if I were you.

4. I would take out the photo of the bedroom in the basement with the broken panel. You already have a really nice photo with the bedroom there and you don't really need this photo to show people something is broken there.

5. And I would also reword the description of the house to give a more concise description of the house mentioning your house's southeastern exposure if I am not mistaken. Exposures is very important for some buyers and southeastern exposure is very preferred. And mention also it's in a school district and close to all of the amenities like shopping and etc. in the description. These features are also important for some buyers especially for buyers that are families with kids.

6. I agree with some of the posters that you shouldn't have dropped the price. You have a very nice house with a good size and with a very sensible layout. $642K was a reasonable price. If somebody really likes the house and feels the price is a bit high, they can always bargain. And if you are not getting offers, then you should consider changing the agent; they are obviously not doing a good job marketing and selling your house. Judging from how they took the photos and wrote your description and didn't even help stage your house, I am not impressed. I would look for a new agent.

For those of us who have been through divorces in no-fault states, let me translate what he is saying.

In a no-fault sate, a Judge doesn't care who cheated on who, and who spent what on what during the marriage. It only boils down to two things:

  1. What assets must be equitably distributed between the two parties.
  2. What liabilities must be equitably distributed between the two parties.
That's it. In a no-fault state, the judge literally does not give a shit what caused the divorce. It's just a matter of distributing the good (assets) and the bad (liabilities) reasonably between the husband and wife. Erroneously, most wives think they are only going to get half of all the assets, but they don't realize they are also on the hook for their 50% portion of the marital debt as well.

Where things get complicated in a no-fault state is what assets each party brought into the marriage BEFORE they got married, because according to the law, what a person brings into the marriage is not subject to equitable distribution. So if you inherited 100 acres of property before you got married, that asset would not be subject to being split during a divorce proceeding. But that whole zone of what you had or what you were developing before you got married is where the grey area lies. Luckily for me, I started ET a week or two before I got married and therefore it was deemed as a non-marital asset in the eyes of the court. :D

@Baron, the situation in Colorado is still a little different. First of all regarding inheritance, inheritance is not considered marital property meaning it's separate property not up to division regardless of whether your inheritance came through before the marriage or during the marriage. I believe as long as you keep all of your inheritance all under your name and your name only, your spouse would not get a cent of it however if you have gifted your spouse a portion from your inheritance or you put a portion of your inheritance into a marital property such as a matrimonial home for example then that is up to division by the court. And also regarding properties acquired before the marriage, yes that's true those would be considered separate properties and not up to division, but any growth from that separate property during the marriage can still be up to division by the court in Colorado due to special statutes and case laws. So if you had been in Colorado, even though you started ET before the marriage, any increase in value in ET during the marriage could still be up to division in the court during a divorce even though ET is your personal business. You got lucky there because Florida divorce law is probably different.

"While this is the general rule, statute and case law also support the notion that any increase to separate property during the marriage is marital in nature and up for grabs in your divorce."
