The big day is finally here.... after 2 months of hard-asf work and spending 50k on improvements (new roof, paint, flooring, deck, central a/c and more) my 3900 sft Colorado house is up for sale...

I paid just under 300k for it so I'm doubling my money...yay, a lot easier than trading lol.. :D

Moving to Las Vegas once it's sold. Interested in starting an informal, free trading group to meet for monthly lunch, hangout if anyone's interested...

#1 lesson learned = do regular maintenance and proactive upkeep on your house vs trying to do dozens of improvements right before selling house. It's been the toughest 2 months of my life, painting inside, hiring handymen and DIY stuff daily for hours. So glad it's finally finished. I made the fireplace myself, the tiling install.

I don't know how much detail you want but...

Organize the pictures better - you start at the front of house and then immediately go to upstairs door to backyard. From a potential buyer's standpoint, they want to be "led" through the house. It's disjointing.

Consider reducing the number of photos - it looks like there are 8 pictures of the living room area just from different angles. Same with the basement. Can you fix/replace the sagging ceiling tiles in basement? And what's that "junk" area in #40? Why is that on display? TBH it doesn't look like you painted the basement, sorry if you did. Picture #37 looks like you had water damage under the window that extended to the carpeted area. Don't know whether it happened, just saying it looks that way.

Agree with some comments above.
1-Too many pictures. 4 of the dining from slightly different angles could be just 1. Kitchen could be 1 or 2. Take from farther distance to get wider view. 4 pictures of M. Bedroom could be 1 or 2.

2-Organize the pictures a bit better. The first picture is good but then have ALL exterior pictures next before any interior. Some exterior from on the deck could be deleted and would be better if just taken from a distance off the deck to get a wider view. No up-close pictures needed IMO.

3-Rather than staging, I'd move couch/TV/mirror on F.P./etc.. to another room for pictures so they're not seen.

4-If access to blueprints, take some pictures. New construction homes do this all the time. Most used homes don't but it's nice if available. I have 2 condos to sell in the next few months & will be showing the layout below.

I think you are great but I don't understand your need
for validation of everything you do, by asking people
on this forum their opinions about every aspect of
your personal life.

You are well aware that there are people who hate you,
why would you give them your personal details, a real
estate deal, for them to interfere or possibly sabotage.
There are things that you really should not post here.

As to the house, it is a beautiful house. I live in a large
house and I know that it can be overwhelming to clean
and paint everything, especially ceilings, but when you
are trying to sell, things need to be done properly.
Everyone wants to cut corners and save money, but
you really shouldn't, especially not for this price.

The roof is nice but it should be a METAL roof, that
is what people expect these days, not composition.
The rest of the exterior needs some serious curb
appeal, that will make a great impression when
you are trying to sell. That means power washing
the driveway and walkways, and trimming bushes
and trees.

I can always tell when a man has done something,
because they will go to the grocery store for a plant
and set it there like it's fantastic. For a large scale
house, you need large scale planters and plants,
decor and accessories. LARGE. OVERSIZED.
You can probably rent something from a garden
nursery.

The backyard is awful. Those dead trees need to be
removed as the buyer won't want to deal with that
additional expense. You need to hire a landscaper.

The kitchen is nice but it is dated. Some granite
countertops would make a world of difference,
and matching appliances would be great.

The placement of the screen looks like you are
trying to hide a hole in the wall. The rest of the
furnishings have already been addressed.

As a seller, you look at your property and think it's
good enough to sell. But you need to look at things
from a buyer's perspective. They want move-in
ready, clean, fresh, and brand new like nobody's
ever lived there.

It might be worth it to get a real estate license and
sell it yourself, if that is allowed in Colorado. That
way you can recoup some of the money that you
need to spend to bring it up to par.

IMO, it's not ready to sell and needs more work.
You could probably sell it for more if you made
more improvements.

I appreciate the thoughtful comments, much appreciated, you guys make a lot of sense.

I ask because I value people's candid thoughts, and am looking for tips that can help make things successful. I have few friends/family in the real world, so I value the community here.

I've never sold a house before.

Good ideas re organizing photos, cleaning up additional parts of the property. I just spent over $50,000 on renovations.

Agree re kitchen dated, and backyard needs work, I paid gardeners over 1k to clean it up, it's much better than before
 
Remember @KCalhoun Real Estate Agents are Predators. If they can't rip the Buyer off, they'll rip you off. They'll probably still be lying to you anyway, to get that Commission as soon as possible. Be strong with the Agent.


On a more constructive note; have you thought about the strategic placement of your Sex Dolls around the House?
