The work you did on remodeling was good...It wasn't great.

It didn't look like craftsman work. I am wondering if that came into play?

It's not what you put into it ($), it's what buyers see the value in it...

Watch you redo the countertops and cabinets. Then the new buyer says "we'll take it!! All we need to do to make it our own, is get rid of these ugly new countertops and cabinets..."

About 40 years ago...The basics haven't changed.

The 4 Ps of Marketing; price, promotion, place, and product.

You've got the place and promotion. You (or and outside honest friend/realtor) need to look hard at the price and product...

I can understand the needing to upgrade more, but "now isn't a great time time to sell"?

I keep reading it's a seller's market because of the shortage of homes out there. People getting into bidding wars for the right place.

That's what you need to assure...That YOUR home is "the right place".

Make it a gem.

Lol yes Baron you guys are family.... but I filed for divorce and she's not agreeing to sell... so realtor has to delist til we get court order to sell ... silver lining is ok upgrade counters

Let her have the house as part of the property settlement. It will look like a concession, and you wouldn't have to go through the hassle of more upgrades and the sale.
