OR the buyer wants them\ but he is a building contractor + he want to do it himself.
BY the way, i did home + business improvement for more than> 33.777 years+ NEVER would do something where the husband + wife disagreed.

If you're going to be living in a Complex, you'll probably need something soundproof. I'm guessing you're going to do a bit of damage to those Vegas Showgirls

Watch out for the wife going quirky on you.

Right now she is holding up the selling of the house while you are scheming and planning on putting more into it to get a better price.

Those dynamics could change overnight. When the divorce is finalized and she wants the house sold to get her cash and to split and becomes a major force in trying to drive the asking price down- after you have been doing more and more work to get the value up.

People have given good advice which is to fix the obvious stuff that cries out for fixing. Stay out of all the frills and gimmicks. Keep your overall plan in mind which is to move on to Vegas to make your next life work and that there is cost to putting that on hold so that you can theoretically get a better price next summer rather than this summer. Keep in mind too that, if -in theory you can get a better price- that in the end you only half of the gain and she will end out in the other half. No punchline there. Just keep your larger plan on track. Most people who have a house for sale in the north right now know that if you don't sell it in the next couple months, then things are going to get mighty slow up until spring comes again. Don't be afraid to do what you have to do to make your larger plan work especially if you are planning on making money there in Vegas once you get your business venture up and running. There would be an opportunity cost to staying stuck longer in Colorado if it kept you from getting on with your next profitable venture.

Methinks. My original point was to be careful with the wife or ex wife wanting to get her cash out of the house and split for Thailand or wherever she is from. She can easily go to court after a house has not sold for months and get the court to order a sale- at auction if needed- if the two parties have not been able to move it or agree upon a sale price. Don't end out there. And don't end out holding out for some theoretical price that you think can be achieved because you put new duct tape and bondo on things. As posters have said, fix the obvious. Then find a price that gets you on to your next life. You think you know how cold Colorado winters are? Trying living in the house with the ex-to-be next winter and you will see what frosty really looks like.
