People that already know the details dont use realtors .... the deals are done directly between parties. Realtors are basically only for people that have no idea how to transact properties and need a lot of hand holding.
..And ... my experience is that the realtors I have met have constantly attempted to muscle in on deals that they had no business being involved with ... Like I said they are a laughable annoyance in most cases ..... Although the few exceptional ones have worked with me in the past ....
First off most people looking for a home don't really know what they are doing. Example, how do you know they are qualified? If you ask them, they always say, I am qualified! I donât know of any buyer letting a seller go through there credit scores and bank statements prior to negotiation! Pre qualification letters donât mean much except for a credit score. Also most mortgage brokers are just a salesman (all talk and no action and many, some Realtors are not better)) and canât get the deal done. In other words they work only with lenders who give him a big kickback at closing. When a deal is about to fall apart a few days before closing I go out and in less then 3 days (using my contacts) close the deal and save sometime as much as 1% on the mortgage interest and a lot more on closing costs! Is that worth anything? In stated like NY where an attorney is only allowed to write a contract thatâs fine. Realtors are not really needed that much.. The Realtors you mention must be either new or have no clue to what there job is. Realtors only get involved if they are the procuring cause of the deal. Me personally and the good agents I know. Know how to get our clients the best deals and work the law in there favor even if the other party has a attorney. Reasons simple, attorneys do go out in the field and inspect the home for possible legal issues.
You should try to buy or sell a commercial property or building 5 units or more and see the sharks that swim those waters. I have, pure business. Lies and deception are legaly part of the game. Itâs bad enough in residential and if you are in it full time for 3 years or more years. You will know a lot of people got raped and donât even know it! It could be you!

Thatâs why I use Realtors in areas I am not familiar! I don't care that I could take half the commission myself. I gladly pay them on top of the price. They know the prices, inventory, who is motivated, and they can guide me to use the right people to get the deal done. Only experience can give you that edge!
Case and point, I have had out of town Realtors work with me and I landed deals 50 cents on the dollar because they know who is a desperate seller. Properties that havenât hit the market! If it were not for them I would be negotiating, losing time, and hoping to get it 20% below market. Even worst miss a better deal. Glad I paid that 6% for finding that deal!
Yes. I do commercial in the portfolio. I know what I am doing and commercial deals need to be done with people you trust and have totally checked out before any negotiations begin.
Basically my opinion is that the brokerage business in general (real estate, securities, derivatives etc) is generally populated with a certain type of individual. You need to understand how these people think and their philosophy. .... Thus, you understand how to handle them .....
He not king of anything .... If I were a property owner or buyer in the area I would be plugged into the local scene thus making any third party irrelevant ......
The idea that a broker controls any market in any geographic area is laughable .....
