I've rented to self-employed, and to those with 'steady' jobs. What I've found is that if shit hits the fan and an employed person loses their job, they are a lot more likely to freak out and walk on a rental than a self-employed person, who is more inclined to know how to handle adversity.

I would rent to them if they had all the money up front. Example, 6 month lease then 6 months up front. When the lease comes up for expiration, then I would again demand all of the cash for the entire lease up front. On top of that, I would require they keep down a deposit equal to one month's rent and then I would have the right to inspect the apartment once a month during a quick scheduled visit.
