is there a broker who has a lower margin for buying stocks then 50% or its a Regulated that you can't buy more then 50%?
 
Depends on the stock.
IB is mostly 30%

I should have added depends on the country as well. The country I trade in It's mostly 30%

Yes, in Canada (your country) the trader can borrow up to 70% of the stock's price, although not all securities qualify for margin trades..

If you have $100,000 in assets or cash in any currency at IB then you can apply for a portfolio margin account which gives you over 6 times buying power or 15% margin rate.
