i waited for my visit to comment. sorry to disappoint you, but hagtown, or as NF from the band ( an alumni from there ) calls it F* Htown, is pretty rough--- hicktown would be a good description. in addition, it was the most violent security i have witnessed since my black flag days--- the free beer didn't help matters however. i got this shot of security just beating on a kid for dancing in a way they considered too enthusiastic. later, i came close to having the crap kicked out of me by security for unknown reasons. fans were getting tasered by cops for just having fun, it was insane. haven't seen anything like this since the mid 1980's. Overall, despite the jerky and poorly trained security, a great time was had by all. Htown did a decent job with the festival-- hopefully, next year, security will be better trained, and they will shut off the booze earlier.

I went to an auction in west central Indiana this week where the gene pool was only a couple inches deep. That's what I call scary hick.

Farm land.

Speculation comes in many forms. Land, that was a couple thousand dollars an acre in this area 10 years ago, is now going for $6k to $8K. The more the grains increase in price due to demand and use in biofuel production the more land costs will rise. They aren't making any more land you know.

Buy the land, let others farm it and pay for it. Once it is paid for the net grain produced becomes pure profit after taxes that is shared with the farmer. Ownership of the land is retained though.

Teach the farmer to hedge and everyone wins.

Don't need no stinking sub prime with farm land.

that's cool. my grandfather was a farm land speculator---- most of what he bought never appreciated much.... some did. he made money by leasing out the land, like you state, not from rapid gains. overall, he called the population growth patterns wrong, would had made a killing on the other side of the city. that's one tough tough business.
