Anyway onto your question..2 days before Christmas....I was out of my mind.. from holiday emotions and depression....So I thought I would capitalize on my state of mind and make an impulsive decision..I drove over to head office of the 304k house I had my eye on...I walked in there and the main salesguy was working which surprised me since it was a holiday weekend...Here is our conversation

Welll there it is a lesson in negotiation...LOW BALL TO HELL...THEN COME BACK AND GET THEM..
Next Step::Getting closing cost estimate on mortgage for the builder....

ANyway 300k mortgage.. with 10 yr interest only payments..

Those kind of payments will provide extra cash flow for traders or any kind entreprenuer..You cant beat it...
