Obviously you don't live in either. People live there because they want to own a car and because they want more space. Same reason why people live in Queens or Brooklyn over Manhattan.
Like Albany upstate or Westchester? I'm assuming they want to work in Manhattan.
Not if they want a 15 minute easy commute with no traffic via the ferry plus free shuttle transportation to midtown or wall street.

+1. I grew and live in NYC all my life. Didn't start driving until mid-20s because there really wasn't a need in the city. Had to finally do it because of work. Right now, my X5 would cost me $450-500 a month to park in a public garage.
About 8-9 years ago, when I was apt hunting, I actually spent some time in West New York, looking for a place. It does have a perfect view on NYC. There are really 2 locations, one on the hill and the other on the waterfront. The waterfront was much more expensive and only until recently did it get ferry service, otherwise it was a PIA to get to the city. Still those brand new townhouses were really nice.

I went from a 4 bed, 5 bath home on nearly 2 manicured acres, in an affluent burb, with designer furniture, my lifelong art collection, and 3 high end autos in the garage--- to the one bedroom apt, ikea junk, a couple paintings I took from the house, a mattress on the floor and a beat up old range rover---- in a very short period of time.........
You know what, I couldn't have been happier and that joy remains....
