Nice work. I don't think a lowball bid of 15% below listing is a huge insult. Once in awhile they will hit that bait. Nothing wrong with that.

The gatehouse at the bottom of my driveway is listed at $180k. I was wondering if a 100k offer would totally piss them off or not. :D

Hate to say it, but 15% under listed is a good offer in NYC right now. Most sellers refuse to admit that their place is no longer worth the inflated prices of 2005-2007

Alot of people are taking a beating due to the financial sector mess. The trickle down effect in NYC is massive.

If I was buying there today, I would start at no more than 20% below listed.

Glad you intend to sit tight for 5-7 years, you should be fine.
