What NYC has going for it is the co-op model. So, people in the City tend to live in apartments that they actually can afford. The sub-prime mess was a non-issue.
That said, I live in Manhattan (upper-eastside). Noticing a lot of empty store fronts and an increase in vagrancy. Expect to see more.
Frankly, I'm looking forward to seeing these cell-phone yapping, "Sex in the City" bitches get knocked down a few pegs.

Yes. Maybe you can explain to marketmoronsurfer what exactly is gonig on w respect to the upper east side right now. Lots of condos in mid development ( I count at least 5 huge new condo buildings being erected near 86th and 3rd ave), but zero buyers. ZERO. I have heard many stories of friends/other who cannot sell their prized condos for ANY price right now.Quote from BadCo:

Please clarify your views that things are "great" in nyc. Please tell everyone how many new condo developments you see around 86th and 3rd. and please let us know what the most recent condo sales have been. Many thanks.
answer: There have been no condo sales in November. None. Now what about all the new supply coming to the upper east side?

I just spoke to a very wealthy woman who had just come from Bergdorf's. She said she had never seen it so dead. High end retail is getting killed. Pizza parlors are kicking ass.
Those buildings on 86th St. were gonna be a tough sell in a good market. What person with money would want to live on a crowded noisy shopping street? Dumb noob money, that's who? And, that well has run dry.
The one thing I really miss about nyc is Mimi's pizza on 84th and 3rd. Although $2.75 a slice, it's great pizza!Quote from BadCo:

But i'm proud that I sold my condo close to the top early last year. I had lived in nyc my entire life, but always yearned for the country, the grass and trees. A pretty good move leaving nyc in 2007!!
Things still look great to me in NYC. Restaurants packed, high end luxury stores filled with shoppers, bentleys and RR's parked on the street, can't get a table at cipriani's..... out my window, fifth ave is packed--what can i say?
I am not directly in the residential Real Estate business in NYC, however, I know rents have not come down much anywhere except the financial district. I hope rent comes down!

Just the opposite here. I'm upstate ny, I'd like to move to nyc, I have seen enough Geese and grasshoppers to last me for the rest of my life, besides I'm sick of driving everywhere.
