I live in jersey city, it's divided into 2 separate worlds. The downtown waterfront is one of the safest and nicest areas around nyc without the city traffic/noise, all luxury condos and wallstreet firms such as the gigantic goldman sachs building etc...
Once you step out of that bubble, the neighborhood degrades quickly into a cesspool. The area where the poor fella was stabbed is a ghetto. People get mugged, stabbed, shot, and harrassed all the time around there.
A lot of unsuspecting young people who moved with their firm to jersey waterfront bought properties there because it's much much cheaper than jersey waterfront, now they realized why
