I would love to hear the opinion of you guys about how to invest $900K today.
Let say I'm in my mid 40s, one child on the way, no propriety or homes, 110K in a traditional IRA and an health condition that it might allows to let me work for no more than 10 years.
I have tried briefly with day-trading and swing trading as side of my job, but results were definitely not encouraging and don't want to burn more cash.
I asked a financial advisor but her annual fee would be way more than the annual health insurance premium or the kindergarten annual fee!!
How you guys would employ the cash I have?....Any suggestions would be really appreciated.
the only real dry powder is a checking account / CDs.
I won't go into details here but be very careful with gold... the retail sentiment on this has 'crash' written all over it.
LTT STT... how do you dry powder if the rates go up? nobody is talking about the 'Fed Model' nowadays, which had its glorious days in predicting price of stocks vs. bonds, with the principle that the 10 year should yield the same as the SP forward earning.... right now we are at 3% vs. 6%, so either bonds need to go up to 6, or stocks need to come down to 3, or they meet somewhere in the middle (most likely).
that's why stocks are a screaming buy despite the conventional wisdom that the bull market is getting too old.

buy 900k worth of T stock at all time lows and take in 6% divs for rest of your life. Don't touch it.
$900K not enough? I spent less than total for the 4 properties to buy them. 20% down and financed it is more than enough. If you are in mid size city you can get 2 to 3 studio apartments 100% cash. Not looking to buy office buildings here but it is more than enough to not even need to use all of it. I am telling you from personal experience. Real estate financing can be gotten if you put 20% down minimum and get the property appraised.
@El OchoCinco I'm guessing studios offer the best rental yields (as well as additional headaches)? What sort of ratio do you look for when it comes to annual rent / purchase price?
Also, did you mention another business? I've always wanted to be set up that way (trading, rentals, side business) but whenever I look at the learning curve for the latter two, I end up deciding my time is better spent sticking with what I know and working on new strategies. Which is largely true I think for the bottom line but at some point the diversification makes sense.
