How do you think an upcoming recession may affect home prices?

Building spec single fams for sale and building them for rentals are two very different business models. Most lumber products come from Canada or U.S. Virtually all mechanicals, plumbing, electrical, HVAC, etc. source through China supply chains. It's going to severely impact construction from origination of bank loans to sales if virus explodes.

How so? I mean yeah, its not a how-to diatribe, but all that's left is stringing the Romex wherever you're going with it and put a plug at the other end. 3 wires and a ground. I mean we're not running fiber in the Space Shuttle here.

You should see the how they have the Verizon FIOS wired over here. Looks like it belongs on the Space Shuttle.
