Real estate in NYC has gotten more expensive, has it not? Add to that staffing shortage and inflation, that's what you get. I doubt it has anything to do with food delivery.
I notice that now you have kitchen-only restaurants which have no seating - having a seating area, waiters, registers and all that goes with it is expensive. Operating a compact kitchen that sends food out the back door is far cheaper. Seems many of these operate in areas that aren't suitable for restaurants, near industrial areas where real-estate is cheap as well. It's an industry in transformation. Next step is robotic delivery and then automating the cooking process, which is still somewhat far in the future.
