22 amendment says that being President *for more than two years* counts as one term. And you cannot be elected for more than two terms so if more than two years in office, you get to run one more time.
Less than two years in the Presidency- which you assumed from an elected President- then you get to finish that term and to be elected for two more full terms if you can do it.

Thankfully, you did not ask if a person can become vice president after having been president twice. So for example if Obama wanted to run as VP with Joe. That's a thornier question. And there is actually a credible argument that he could. But thank you for NOT asking that one.
