anyone can get rid of the 6% house sales commission

that is ridulous. in order to get rid of a house, need pay at least 5% of house price to the realtors.

for 500k house, that is 25k or 30k.

anyone has any success in sell or buy without realtor?

Negotiate...you're in a good position right now. Realtors can sell your house much faster than you can, and they take on liability. I'd talk a green sales guy into selling my house for 2-3%

What is worse, paying 5% or having your home another year -without selling- paying taxes, manteinance, etc.?
 
Ditto!

In a falling market broker fees should be the least of your worries.
