    Mutual fund managers are judged primarily on relative performance to their respective indices. Being in too much cash is a risky proposition for them; they don't want to miss a move and under perform their index. It's not regulatory.

    Yeah. While the intra-day locates are 95% of my locates, the bite on overnights is particularly harsh. Cut some costs when bullets left, and then again when the short-exempt went market-wide (x-essex), but now adding cost back with all these locates lately.

    I almost exclusively watch the sales market, but... Vacancy rates in NYC rentals is so low (as in .75-2%) combined with sales prices so high, I would think the rental market won't change drastically one way or the other until selling prices do (when rents will follow in the same direction).
