Dividends with high growth rate versus buying a house

Closer to the city rents typically are more about location. The problem you might run into is property tax hikes which the rent will not cover. If you go a little ways out of the city you can get a decent older house, and cheaper land and taxes...rent it out and basically set it and forget it...

Dividends with high growth rate versus buying a house

Where are you buying where there is no capital appreciation? Capital gains is the only reason to get into real estate...the rent barely offsets the costs unless you have multiple rentals...still the money in real estate is made in capital gains not rent...I think the numbers are around 15-20%...

Dividends with high growth rate versus buying a house

Rental company 8% of rent so no headaches. No vacancy. Taxes $1300. Rent for for a total house in the area I'm referring is minimum 2k. The real difference is the house will outperform inflation by about 5% so the house will out perform the dividend scenario every time. Basically you have it...

Dividends with high growth rate versus buying a house

It never happens when everyone thinks it will happen. Anyway, what is it 18 months after the first rate hike is when you start to see the effects of the recession? illI think that puts us right about February.

Dividends with high growth rate versus buying a house

Yeah but with the dividend you are relying on the capital growth which isn't a guarantee as with real estate...so the numbers could be a lot worse ..at best it's a push. Not even because houses have out performed inflation by 2% to 5% so even more reason to buy the house. I've always known...

I would imagine this would result in a huge class action from shareholders.

    Musk blackmailing Tesla's board

How stupid would shareholders have to be to not see this narrative? So why would the heat be on the board? The heat always falls on the ceo.

    Conditional Orders

I'll take a crack at this. What platform are you on? It sounds like tos where you can trade off the chart and slide the orders up and down. With options you can't make adjustments off the chart...only on the active trader panel. As you slide the orders up/down the active trader it will adjust on...

    Idea: use ShortSelling only

I added the double dip scenario (selling a put while selling a call) to my sheet and it appears to improve income by about double in most cases. Daily expirations perform better than weekly. The only hiccup I can see, is the elevated premium tanking...but I'm assuming I'd get the premium...

    Idea: use ShortSelling only

From my brokers website: U.S Listed Equity and ETF Securities Margin Requirement Options eligible securities ($5.00+) 30% So during the year running the wheel this would be the cash requirement based on the lowest and highest strikes you were assigned: Minimum cash: $15,200*30%=$4,560 Maximum...

    Idea: use ShortSelling only

P/L chart is useless for figuring out P/L for the wheel strategy. My spreadsheets calculations are saying if you ran the wheel with 1 contract on NVDA last year you would have averaged $1466.90 per month without put protection. This is including all assignments, fees and realized losses.

    Idea: use ShortSelling only

lol the study was comparing getting stopped out constantly, versus rolling puts/holding leaps or using futures. :) Puts do not work well because you can lose the entire premium you paid which is probably worse than any (unrealized) losses you would have suffered on the stock. Instead of buying...
