I would counter that this is not necessarily due to fiat, but more a result of (a) an American love obsession with real-estate, which has been largely fueled by (b) the last 40 year history of interest rates (non-stop decline) in the USA and (c) the over-abundance of available credit due to the US government's involvement in the 30 year.......
One huge mistake the US government made 25 years ago was not appreciating the disruptive nature of the internet, and changing business laws accordingly to ensure more robust competition and not just winner take all scenarios.

I too lost my motivation to respond to your entire list of "demands." When I read your Post which initiated this thread, my thought , which I, until now, have refrained from mentioning, was of Quantum Physicist Wolfgang Ernst Pauli's response to something he found so wrong as to be virtually incapable of discussion. Pauli famously said : "Das ist nicht nur nicht Richtig; es ist nicht einmal falsch" This is sometimes idiomatically translated, "That's so wrong, it's not even wrong." My own preferred translation, however, would be: "That is not only not correct; it's preposterous!"
