You're missing something that is important:
When a person gets a mortgage it's secured[debt] against an asset - in this case a house. When the value of that asset dips below the note value the difference becomes unsecured debt.
Lenders are in deeper than most of their telephone...
I agree with you to a point - there is only so-much a RE buyer has the ability to do with regards to due-diligence: there's a reason you don't need a real estate license to purchase a house.
Did you read every line of the ream of paper that was your RE paperwork? Even if you did, 99% don't...
Free? The RE market was rigged by crooked appraisers often working with the listing agents; I've seen this first-hand. How the hell is that "free"? IMO, the banks used the bad appraisals to price mortgages and inflate the worth of the asset(the house). Fuck them and let them take the hit for...

Because of the currency debasement it is now worth it for international companies to start outsourcing to the US. Our infrastructure hasn't deteriorated, and we have arguably the best...
Foreclosures will continue to hit record highs because there is a record number of homeowners. The percentage is up 57% YoY - sure that's a lot but nowhere near chicken-little territory.
I think there is enough fear in the markets(housing) to start talking about a bottom.

I'm short google and I was loudest before they reported earrings.(see first post in thread.) I've also laid out my rationale throughout the thread for this move and will reiterate: there is a fundamental change in the stock. It will likely bounce but the volume to the downside has been so much...
GOOG is 465 pre-market. Based on the tape late yesterday this is being caused by some of the large holders leaving the issue.
Play time is over boys - this is going to be quite serious but it will be an invaluable lesson to watch the action while this is occurring.

That guy is entertaining at times and as much as I'm sure he gets beat up around here, he has some sound logic.(read: "some") But he exhibits the same problem I find with most analysts: inaccurate timing.

It was an overall up day for the market - this is usually when people cut-and-run when a ship starts to sink. When the strength never materialized for the issue some big-money panicked; that's what you saw near the close.
