A sense the housing market has bottomed.

I guess the thrust of what I'm saying is that (maybe) we have been here before and its not too unique. We had really low interest rates in the 50's, 60's and (IIRCC) the early 70's. Then rates went up and it hurt the market. We've had layoffs in California, and oil busts in Texas. And we've...

A sense the housing market has bottomed.

Not true. I know some folks in ARM mortgages who could refinance them, but since their loan payment won't increase for a while, they are holding off on refinancing so they can continue to save money for the time being...very rational behavior. They have jobs. The rates are low so it won't...

    Quite interesting

Theres a big rock out there right now that will pass by us in 10 years ago, swing around, and then pass by so close that it will be within about 17% of the distance to the moon (sometime like in the year 2025...forget when). After that pass, they can't honestly say if it will be on a trajectory...

Here's a challenge for the perma bears. Post a chart of the foreclosure rate over the last 30 years or so, and compare it to today's rate. Not the number of foreclosures...the population is bigger after all than it used to be...I'm talking the percentage...

***Now that the media has torn down the real estate market, its time to build it back up. Thats the American way. We did it with Pete Rose, Martha Stewart, and so many others. Now its the housing market. House Sales Up 7% in Va.: Prices Also Rise, but Homes Aren't Moving As Fast As a...

    Housing - New/Existing differential

Maybe the home builders are reading all the crap in the newspapers so they've trimmed their construction crews and are focusing on selling inventory...thats what they are doing in my neck of the woods. But eventually, they will have the inventory down to a level where they will start building...

Fed Keeps Interest Rates at 5.25 Percent

Erring on the high side to keep inflation in check to thwart hyper inflation and keep demand for bonds (and therefore dollars) up. Low enough not to totally kill the economy, and give the folks with exotic mortgages a chance to bail out into fixed loans and allow the real estate professionals...

And how much has the value of commodities risen in the last 3 to 4 years? Lumber, Concrete, etc? The real estate prices were driven skyward by low interest rates, and now the value of the dollar has fallen so far that the prices are (virtually) justified by the cost of materials and labor. SM

Well written take on housing part 2

Don't get me wrong. I do think that 1 or 2% of the population going bankrupt can (or has) had an effect on prices. It doesn't take much to upset the applecart. Regarding San Diego though, I just read an article about it...isn't growth restricted on all four sides. The ocean to the west...

Well written take on housing part 2
