    You can look up the short stock indicative rate for each position in Account Management beforehand, but it all gets aggregated on your statement. It's going to be the same rate on your credit balance, unless you're short hard to borrow stuff that accrues negative interest.

    Not really unless the world comes to an end. You have an economic interest in some silver bars minus fees when you invest in the ETF. You have the same economic interest when you hold the silver bars yourself, except you have to transport and store them yourself.

    Income history on your tax returns. For standard mortgages they average the last two years results. You're out of luck if both years are losers. That's why they developed the Alt mortgage products like stated income/assets, etc, but good luck getting one at attractive rates now.
