    Marketsurfer's bold gold proclamation

Your 'uptrend line' as pictured in that chart has already long since been invalidated by the price action, so using that trendline as any indicator is flawed. And if you wish to look at the technical picture, what you should be looking at is the lower highs the price has been making since...

    Marketsurfer's bold gold proclamation

I have a feeling you'll be getting stopped out several times all the way up. Good luck with that.

The bear market rally is now done - Monday starts another downtrend - see attached

One doesn't need a crystal ball, just a good understanding of history and how it repeats, as well as contrarian trends and market mechanics. Check back with me by summer, and we'll see how I did...

The bear market rally is now done - Monday starts another downtrend - see attached

The bear market rally is most definitely not over. However, I do expect we'll see (probably sometime over the next week or two) a large one or two day drop, just to shake out all the amateurs, chart slaves and latecomers. I figure the first leg of the bear market rally will last until the...

Gold above 1200$ an ounce in 2009?

I think $1200 is a lock this year, and on a percentage basis, I'd expect silver to perform even better. But for me personally I've been buying the GDX basket of gold mining shares, which I expect once the mainstream "gold" mania hits the general media and public will be the next bubble, and...

Anybody else short US 30 Bond

Yes, mortgage rates will rise, at least temporarily. But the real problem hasn't been the cost of money being too high, it's been the availability of it. So once banks start opening up the spigots, a rise in mortgage rates won't be as big an issue. But for the record, while I expect a...

Anybody else short US 30 Bond

Wow, that's scary. Where the heck did the time go? At least I hear I'll get a set of steak knives...:D

Anybody else short US 30 Bond

I don't believe this will be the case for the next several months. If I'm right and we see a breathtaking bear market rally in equities and commodities through summer 2009, the Fed won't need to move on Treasuries, everyone will doing what the Fed wants anyway, and putting their money to work...

Anybody else short US 30 Bond

Looks to me like we just finished the head in a nice looking head and shoulders pattern on the long bond. I'm going to be so bold as to predict that we are going to see rates on the long bond at 7% or more by summer 2009.

Anybody else short US 30 Bond

It's a fancy way of saying printing money.

Real Estate... is this a buy?

Or your purchase price needs to be lower.

Real Estate... is this a buy?

Yeah, unfortunately that's the price of having a property this close to the beach...

Real Estate... is this a buy?

Because some people like living in a really nice house where they can walk to the beach, and it's extremely difficult for a lot of folks to qualify for a mortgage these days, unless they've got a ton of cash for downpayment and flawless credit, and even then many people are getting turned down.

Real Estate... is this a buy?

Part of it is location. This area is literally walking distance to the beach, so the rents are higher. Also, remember that it's not really a $150k property under normal circumstances, I just got an insane deal. And yes, the taxes are insane. Unfortunately, the appraiser's office down...

Real Estate... is this a buy?

The only ignorance here is your own. Again, believe what you wish, it does not alter my reality or the facts of my experience. And if you are dumber after reading a post that you disagree with from someone on the interweb, that sounds like a personal problem on your part. Good luck with that.

Real Estate... is this a buy?

    OK, here you go. Purchase price $150k. 20% down, $130k financed 30 years @ 5.5%. Monthly expenses: P&I: $740.00 Taxes: $600 (currently appealing  ) Insurance: $400 Vacancy (10% of monthly rent): $300 Repairs/maintenance (1% of purchase price/12): $125 Total current...

Real Estate... is this a buy?

Comps based on square footage in this area (walking distance to the beach) are $2000-2500/mo. Add in the efficiencies/guest quarters each property has, and you have $3k.

Real Estate... is this a buy?

Understand that that's gross yield. That's before debt service, taxes, insurance, HOA fees, vacancy expenses, maintenance, repairs and allowance for further rental/prop value declines. Suddenly it's not quite the windfall you might think it is.

Real Estate... is this a buy?

Again, the facts do not require you to believe them for them to be true. Believe whatever you wish. The properties I purchased all happen to be SFR with separate efficiencies/guest quarters, which allow me to have 2 sets of tenants per property. Getting back to the original poster, given...

Real Estate... is this a buy?

And in the past 25 years, how many economic environments have you seen like this one? Yup, didn't think so. I guess I should ignore the fact that I purchased my properties using this formula then? The facts do not require you to agree with them for them to be true. The fact is, in...
