Housing doom and gloom - ENOUGH already !!

Its perfectly accurate when it records a SALE though. See the little circle with the $$$ in it??? Thats not an estimate. Thats the actual sale price. The zestimate is horribly lagging though. The market is well below the zestimate.

Housing doom and gloom - ENOUGH already !!

No, the normal ratio is more like a median of 8 to 1, but we hit about 15 to 1 in this bubble. 10 to 1 is the top of the previous bubble. We are still above that. If we hit the trough, like we did after previous bubbles, then we are looking at 7 to 1 Using a 55K median income...

    CPI - the big joke

They will only add it in if house prices crash to really low levels and it makes CPI look lower. Lets face it, the substitution game they are playing is simply fraud. The CPI number is virtually useless. They should be sued for publishing fraudulent numbers like this.

How much will real estate go down?

I think we have another 20 to 50% to go in many parts of california. If you look at the ratio of income to home prices we are still 6% over the previous housing bubble. With crazy lending practices gone and many places requiring 20-25% down now, there is no one left to buy homes...

Its all about you, not the strategy.

Sorry, but you have no clue what you are saying. Without a strategy that works, nothing else matters. 90% cant even find a strategy that works. Executing it consistently is a whole other problem.

San Diego Real Estate recovery in 2024

The 2024 line I drew would only happen if this bubble deflated at the same rate as the previous bubble. But the fact is, its not deflating, its popping. Its already deflated at about 3X the rate of the previous bubble. A house I was looking at the other day was $650K near the peak. A house...
