    Canadian housing bubble thread

The younger people who were first time buyers were mostly getting down payments from parents... and parents get it from refinancing their homes. I would do deals where I would do a refinance for the parents for a down payment for the kids new house or condo. For income you can also say that you...

Our lending guidelines were very stringent and there were no shenanigans at all. Having said that we made a lot of exceptions on uninsured mortgages. We approved some pretty high Debt Service ratio's if it made sense and the client had other products with our bank. When it comes to insured...

I worked for a lender doing mortgages for 5 years, we did deals all over the country. I got sick of looking at peoples finances and the ridicules debt loads and left that job last summer. We did very few deals for foreign buyers or foreign students, personally I never did a single one. These...

Why cant the international students rent like the vast majority of Canadian students? It makes no sense that a student will come here and pay 1.5 million dollars for a house which they will live in for a maximum of 3-4 years while they go to school (probably much shorter than that as they may...

    es vs. equally liquid instrument

I am practicing trading on the SPY until I have a consistent track record. Only then will I go into the ES. The smaller position sizing is huge in this regard for me. Once I get my strategy down, I think it makes more sense to trade the ES with the additional leverage.

You can try trading the Micro Euro contract M6E. It has a pretty small tick size and margin requirement. Or maybe the Mini Nikkei 225 on the Osaka Exchange. These should be good for your time zone too.

I agree with this. I think they also need to focus on educating people from a young age about the benefits of living in different parts of the country. We need to spread out the population across the entire land. If you ever drive from one side of the country to the other and see all the vast...

There are also some interesting alternatives to traditional housing situations that people are exploring in the lower mainland (Vancouver). Lots of people are living in smaller RV's, Campers, and Sailboats. It's really interesting to watch the societal effects of this housing bubble.

There is another side to this problem which is lack of affordable rentals for people in the big cities. Incomes stay flat but rental costs and property values keep going up. There is also an influx of 300,000 new immigrants every year and most move to Toronto. With properties going on Airbnb and...

Is Quantitative Analysis the only way to get an edge in the market?

Once you find the holy grail, will you be executing manually or through algo? If manually, you still will have to put in the time and losses to get the execution and psychology down. Is it possible that by the time you get those down your found edge maybe gone already?

Is Quantitative Analysis the only way to get an edge in the market?

Do you trade live or just search for strategies on past data? From what I understand and my limited experience is that Trading is a skill based activity. You need to practice to become good. Is it not a waste of time to just be stuck on demo for years?
