I trade commodities and want to keep my money in a safe somewhat high yielding account and then trade against it. I can put my money in t bills and get a whopping 1.6% return. Anything else I can put it in and get some kind of return.

You can always refinance...if rates are at 15% and housing prices drop like a rock the high mortgage rate will bring the monthly price up....but you can always just refinance in a year or two when rates come down....
