    housing crash

I noticed that the recent stuff on the radio is pitching the buying of out of state rentals as the cash flow is potentially there. Nothing like being a long distance landlord. Oh the joy. In the area of CA my mom lives in there has been an increase in units for sale from 80 in Dec 2004 to...

Not a Roth IRA. Distribution are not subject to income tax.

    housing crash

How many housing price cycles have you been through? Where I live (Southern California), your assumption is incredibly incorrect.

    Housing Market Takes a Hit

All that good news and some pretty poor action in DHI today. Big spike and finish near the open on better than average volume, below the 50 DMA. The longs may be in trouble with this one...... IMHO

Real Estate will not meet the same fate as Tech.

I'll jump on that one. My condo in Long Beach/Signal Hill, CA went from 125K to 215K to 120-130K in the period from 1986 to 1993. I think the lowest priced one at the trough sold for 122.5K. Mine was much nicer inside. That's 43% from peak to trough. It took until 2001 to get back to the...

Real Estate will not meet the same fate as Tech.

Kin, Where do you live? Pigs can fly too........... I saw it on a Pink Floyd album cover. Not picking on you, but, get the sense you aren't from this area. The political establishment isn't all that keen on high rise apartments. Good luck to you, Cracked

Real Estate will not meet the same fate as Tech.

Absolutely incorrect. Many of the areas of So Cal have limits on building heights or they are limited to defined areas of cities. You don't see the high rise apartments in these areas like in the east. Not sure if you've every been in a high rise building during an earthquake, it's quite a...

Real Estate will not meet the same fate as Tech.

I agree with you on this in the HOT MARKETS.... it's greed. The 90 home development my sister bought into in La Quinta, Ca had the builders preferred lender buying 20% of the units to flip. 18 homes that should have gone to willing buyers at the lower cost are now in the market at FMV...

Real Estate will not meet the same fate as Tech.

Dataquick provides some of the data you are looking for. Don't know if they do it nationally. Might check with a local realtor for the data. On a national basis there may not be a bubble, but as I mentioned in another thread, I DON'T GIVE A RATS ASS ABOUT RE IN KC, DALLAS, Etc. I don't...

Real Estate will not meet the same fate as Tech.

If you have a product that allows people to buy more house than they should, or could afford, you increase the demand because those people locked out buy fixed rate loans can now , BUY, BUY, BUY!!!! That's one BIG piece of the puzzle here in Southern California. You make comments about how...

    Housing Rolling Along 2

What I like about the chart on the first page of the PMI link, it starts right after the big decline in the late 80's. Subsequent charts show the declines in the NE and West. Nothing like showing a smooth trend. Underlines why housing nationally may not be in a bubble, but, we've been here...

Trade as Business vs. Trade Personal Account

    1. True... Changes the character of gains from Cap to Ordinary Income. Subject to the other lovely taxes. 2. False... There are cases where a "trader" would NOT want to go MTM which have been hashed over and over in these Forums. If you can present an effective case where a...

Trade as Business vs. Trade Personal Account

I guess the peril of MTM election depends upon the instruments you trade. It isn't for everyone. Filing MTM doesn't make you trader status. That's the other issue I mentioned regarding the peril statement. You can deduct expenses on a Sch C without being MTM. Whoever told you you...

Trade as Business vs. Trade Personal Account

Follow this at your own peril......... If you fail to meet trader status, which isn't clearly defined, you run the risk of an audit. Particularly if you have a job, a minimal number of trades, and the gains from those trades aren't the lions share of your income. Everyone appears to have...

    Schedule D problem in TurboTAX

I would second the Excel suggestion. You can override/input the total for trades into the cells Sch D in Turbo Tax if needed, IIRC. As long as you have a schedule to support your gain/loss, you could plug the totals from your 1099 into the Sch D by hand and override the Turbo Tax cell.

    housing crash

They charge 2.25 points so they aren't starving as brokers and makes up for any benefit gained fromthe low payment. The rate changes after 6 months to a more normal/expected interest rate.

    housing crash

The benefits of ownership through tax savings just don't work anymore in SoCal. It used to be the payment should be a maximum of about 40-45% above comparable rents. Now I see ratios in the 100-130% range. The 600K home I just looked at would have a total monthly outlay of with PITI...

Real Estate is dying? Investment-wise what is the next Asset Class Du Jour?

Bill, I wouldn't take anything others say on here personal. If others want to believe the inflation numbers the Gubment is touting, GREAT...... The reality in my world is far from those percentages. As OWP has noted about prices in their neighborhood, same thing here in South Orange...

Real Estate is dying? Investment-wise what is the next Asset Class Du Jour?

Mike, Take a look at the bottom of one of my post on page 30 in this thread for an example of the swings in price over time for SoCal. My place was in the Long Beach area.

Real Estate is dying? Investment-wise what is the next Asset Class Du Jour?

Oneway, Always enjoy your post and content. I posted this in the other RE thread. I found her comments interesting and very much along the lines of buy now or else you pay more later, missing the train leaving the station: >>Talked to a realtor friend yesterday and she said that there...
