Why would people stay, some of the highest income and property taxes I have heard of. CA's high income tax combined with TX's high property taxes. Double whammy no thanks. Throw in crime and you have a trifecta. No thanks. Visit sure live no thanks.

IMO a better way is ........ What is the market doing now? If it is range bound chop, then MACD sure, but if it continues to go up a momo indie is better. Gauge what the market is doing and then find the best indie for those conditions.
